Who is responsible for fire safety in the common parts of a residential block?

The person with control of the common parts, usually the freeholder or their managing agent, is the responsible person under the Fire Safety Order.

The Fire Safety Act 2021 confirmed that the Order covers the structure, external walls and flat entrance doors in multi-occupied residential buildings. If you manage the block, the duty is yours to organise, and the records need to show it.

Can you take over buildings mid-contract from other suppliers?

Yes. We baseline each building on the first visit and phase takeovers around existing contract end dates where you want to avoid overlap.

The first-visit survey documents the system, its category, its faults and its paperwork gaps, so you know the condition of what we inherited. Buildings with lapsed certificates are prioritised first.
